The property manager is the professional who takes care of our most valuable material asset and the one to which we dedicate the most economic effort, which is none other than our HOME.
The Association of Property Administrators of Malaga guarantees that professional Property Administrators are properly TRAINED and INFORMED, subject to professional ethics regulated by the COLLEGIAL Disciplinary Regulations and backed by the ECONOMIC GUARANTEES of civil liability and surety insurance, which ensure the confidence of society and citizens.
The Malaga Association of Property Administrators bases the professional guarantees of its members on seven fundamental points:
- CONSULTING:
The Association has a comprehensive consultancy service available exclusively to its members.
- TRAINING:
Theoretical university or private training is not enough to guarantee a level of professional services. The great complexity of Spanish legislation makes it necessary for courses, talks and conferences to be held on an ongoing basis to enable the Property Administrator to keep up to date with all the issues that fall within his or her competence, guaranteeing in professional practice the level of service and advice that the citizen deserves.
- ONGOING INFORMATION:
The Association of Administrators offers its members fully updated databases of legislation and jurisprudence, as well as other documentation such as: Consumer Price Indices, sale or rental prices in the private property market or Official Protection, employment contracts, rental or sale of property, aid for the rehabilitation of properties, technical inspection of buildings, regulations of the Autonomous Community, City Council, etc.
- COLLABORATION AGREEMENTS WITH PUBLIC AND PRIVATE ENTITIES AND COMPANIES:
The Association intends to use this function:
– Facilitate and reduce costs and differentiate the services provided by registered administrators to their clients.
– To make products and services available to members at competitive conditions.
– To provide members with specialised advisory services.

- DEFENCE AND DISCIPLINE OF ITS MEMBERS:
The position of ADMINISTRATOR is one of TRUST, as the clients delegate economic, administrative, legal and property maintenance matters to him/her. For this reason, regardless of the criminal or civil liability that may derive from any particular action taken by a member, the Disciplinary Regime Regulations apply to the member, sanctioning, if necessary, the arbitrary actions of its members. For this reason, an additional responsibility and ethical requirement is established.
- FINANCIAL GUARANTEES:
The Malaga Association of Property Administrators guarantees the performance of its members with two types of insurance.
- CIVIL LIABILITY:
Up to 400,000.00 euros in the event of civil liabilities that may be attributed by the courts of justice due to the actions or omissions of the registered administrator. This risk is covered by policy number M201001327 with Lloyd’s Insurance Company.
- CIVIL LIABILITY ARISING FROM A CRIMINAL OFFENCE:
12,020.24 euros, by means of policy number 3,126,868 with the company Crédito y Caución.
- FIGHT AGAINST INTRUSIVENESS:
This is one of the demonstrations of the defence by the Association of Administrators of the interests of the citizen or consumer, independently of the defence of the profession. Entrusting the destiny of your property to someone who is not authorised to do so, who is not subject to any collegiate discipline, whose income is not declarable, demonstrating social lack of solidarity and without any security in his or her actions, is a risk.
